Reinstatement Cost Assessments for Commercial Property

Commercial buildings insurance is only as good as the sum insured behind it, and commercial rebuild costs are harder to estimate accurately than residential ones. Specification, services, fit-out and construction type all move the number significantly, and a generic insurer calculator rarely gets close.
A reinstatement cost assessment (RCA) gives you an independent, RICS-backed figure for what it would actually cost to demolish and rebuild your commercial premises, including site clearance, professional fees and current build costs, so your insurance reflects reality rather than a rough estimate.
Why it matters for a business
Under-insurance on a commercial building carries real financial risk. Many commercial policies apply the “average” clause: if your declared rebuild figure is materially below the true cost, an insurer can proportionally reduce any claim payout, not just a total loss, which can leave a serious shortfall at exactly the moment a business can least afford it. Over-insurance, meanwhile, means paying for cover you do not need on every renewal.
Construction cost inflation has continued to push rebuild figures up. BCIS, the RICS’s own construction cost data service, tracks commercial rebuild costs rising year after year, recently by 4.9% in a single year, so a figure that has not been reviewed recently is very likely out of date.
Who needs one
- Business owners who own their premises
- Commercial landlords and property investors
- Managing agents and RMCs responsible for insuring multi-let, mixed-use or block-managed buildings
- Developers and businesses refinancing, where lenders require an independent reinstatement figure
What’s included
A RICS-qualified surveyor inspects the property and assesses construction type, specification, services, age and any features affecting rebuild cost. This covers retail, office, industrial, warehouse and mixed-use premises. We calculate the figure using recognised industry cost data and provide a formal report suitable for insurers, lenders and managing agents.

FAQs
Is a reinstatement cost assessment the same as a market valuation?
No. Market value reflects what the property would sell for; reinstatement value reflects what it would cost to demolish and rebuild it. Insurers need the rebuild figure.
How often should we review our commercial reinstatement figure?
As a general guide, every few years, and always after any significant refurbishment, extension or change of use, as all of these can move the figure materially.
Do you cover multi-let and mixed-use buildings?
Yes, including blocks managed by RMCs or managing agents on behalf of multiple leaseholders or tenants.
Do you cover my area?
We cover Essex, London and the Home Counties.
