For a genuinely modern flat or home in good order, a Level 2 (RICS Home Survey) can be proportionate, with careful leasehold and cladding enquiries. For any home built in the 1930s or earlier, anything non-traditional or ex-local-authority, or an altered property, a Level 3 (Building Survey) is the wiser choice.
