Portfolio valuation services

Accurate, independent valuation advice may be required for portfolio reviews, company or partnership matters, tax planning discussions, probate, matrimonial proceedings, lease events or other clearly defined purposes.

As RICS Registered Valuers, we can agree the appropriate basis, valuation date, assumptions and report format before work begins. Where a report is intended for secured lending, the proposed lender’s panel and instruction requirements must be established first; a private valuation should not be assumed to be acceptable to a lender.

Reinstatement cost assessments

The market value of a property is not the same as the cost of rebuilding it. An unsuitable declared value may leave a landlord exposed to underinsurance or paying unnecessarily high premiums.

A reinstatement cost assessment considers the estimated cost of reconstructing the building following a total loss, subject to the agreed scope and assumptions. It can include relevant demolition, professional fees and associated rebuilding considerations. The assessment supports insurance discussions but does not replace advice from the landlord’s insurer or broker regarding policy cover.

If several properties require assessment, ask about a coordinated portfolio programme.

Surveys before acquisition

Before adding another property to a portfolio, a suitable survey can identify material defects, repair priorities and matters requiring further investigation. Depending on the age, type and condition of the property, this may comprise an RICS Level 2 Home Survey, an RICS Level 3 Building Survey or a bespoke commercial inspection and report.

Schedules of condition and dilapidations

A carefully prepared Schedule of Condition can provide an important record of a property’s condition at lease commencement and may assist in limiting or clarifying future repairing liability when correctly incorporated into the lease by the parties’ legal advisers.

Frequently asked questions

Can several properties be inspected under one instruction?

Yes, subject to the location, property types, access arrangements and the purpose of each report. A property schedule will help us recommend an efficient programme.

Do I need a portfolio valuation or separate valuations?

This depends on the purpose of the instruction and the ownership structure. We will agree the basis and report format before commencing work.

Is a reinstatement cost assessment the same as a market valuation?

No. Market value concerns the property interest in the market, whereas a reinstatement cost assessment considers rebuilding costs for insurance purposes, subject to its stated scope and assumptions.

Can your valuation be used for a mortgage or refinancing?

Only where the lender has appointed or accepted the valuer and the instruction meets its requirements. Please confirm the proposed lender and intended use before instructing us.

Can you advise both landlord and tenant?

We can act for either party on suitable instructions, but not both where a conflict exists. All proposed instructions are subject to a conflict check.

Do you offer ongoing portfolio reviews?

We can discuss scheduled valuation, reinstatement or condition-review programmes appropriate to the portfolio and the client’s requirements.
